More Inventory Means More Choices for Bend Home Buyers
There are more homes on the market for potential Bend home buyers to choose from than there were at the same time last year. With more inventory, there has been more motivation for sellers to negotiate price and terms with buyers. This in turn has resulted in homes selling for less than asking price, often after price reductions, in order to generate offers. While the overall sales price is up slightly over the same time last year, the months of supply is up over 11%.
When the data from November 2024 for Bend single family home sales on less than an acre is compared with those from November 2023, the following changes can be seen:
- Average sales price up 4.1% to $888,821
- Median sales price up 2.6% to $711,875

Bend Home Prices Up In October
The trend seen over the past four months changed in October when year over year Bend home prices rose rather than fell. Both average and median Bend single family home sales prices were up, perhaps a reflection of lower interest rates seen in September which enabled more home buyers to purchase higher priced homes or an unusual anomaly which was reflected with a large number of million dollar plus homes (over 35% of total home sales) closing. The figures are out and the first six months of 2024 reflects an increase in Bend homes for sale over $1,000,000. The amount of Bend luxury home inventory is significantly up compared with 2023 and 2022 which leads to more options for the Bend home buyers who can afford a high end home. The days on market are rising and home sellers who really need to sell are recognizing that with more competition, asking price needs to reflect today's market...

Bend Luxury Home Sales Slowing Down
There are More Bend Luxury Homes on the Market
The Bend real estate market has been in transition since Covid ended, with the demand for homes remaining strong, but rising mortgage interest rates greatly impacting the buying power of would-be homebuyers. It has been three months since we last looked at the Bend luxury homes. During this time, there have been changes with fewer new listings, more homes on the market, and fewer sales. All four categories we look at with high end home sales are up significanty with available inventory.
We are pushing closer to a neutral market with the highest prices where there is 5 to 6 months of inventory. We are not there yet, but there has been significant change over the past twelve months where higher priced homes are slower to sell.

Bend High End Home Sales Reflect a Changing Market
It has been awhile since we last reported on Bend luxury home sales. We pulled a report showing year to date activity over the past three years. While Bend home prices in general are back to a small upward trajectory year over year, the numbers of sales are significantly down, as they are in all price points in most of the markets in Central Oregon and across the country. Higher interest rates have changed the buying power of would-be home purchasers, even in the high end, and have also kept many would-be sellers off market. Why sell when the mortgage interest rate many homeowners have is so good? A replacement home, while potentially being better for the current lifestyle of a home seller, may cost more on a monthly basis with the higher interest rate with which they may need to purchase.
